  • On your behalf, contact your lender for a necessary Pre-qualification Letter.
  • Provide guidance on the nuances of offers and strong contract indicators.
  • Prepare a professional, clean presentation package for Listing Agent. Package will include:
    •   Agent Introductory Cover Letter
    •   Buyer-to-Seller Letter with photo (where applicable)
    •   Lender Pre-qualifiation Letter
    •   Bank Account Statement(s) (Account Numbers removed) to prove proof of funds
    •   Your offer to purchase the home
  • Once submitted, remain in constant contact with Listing Agent regarding status of your offer.
  • Clarify any counter offer(s) that you, the Buyer, receive from the Seller.
  • Once in contract, ensure all terms and timelines are adhered to.
  • Employ a full-time, Transaction Coordinator at no charge to the Buyer.
  • Order and attend Inspections (typically Home, Roof, Pest) with you or on your behalf.
  • Review Seller Disclosures provided by Listing Agent and discuss them in detail with you.
  • Remain in constant contact with your Lender to ensure Appraisal and Loan Contingencies can be removed on time within contract limitations.
  • As needed, obtain Buyer/Seller agreement on any changed terms and memorialize in the contract via appropriate addendum and signatures.
  • Act as liaison and key negotiator based on your direction and on your behalf.
  • Work closely and professionally with the Title Company, Escrow Officer, and Seller’s Agent throughout the escrow period (typically 30 days).
  • Ensure Buyer has all the appropriate information to wire Buyers remaining down payment.
  • Attend Buyer Sign Off with Notary to review file documents and answer any and all questions.
  • Ensure lender funds the Buyers loan.
  • Close of escrow: Agents receives keys and meets you at your new home.
  • Time to celebrate!
